Districts

District XI includes an area with two large universities as well as a new subway line. Students going to the college are constantly looking for rentals to live in while in college. This makes this an excellent area for property investment. There will be a lot of activity, which will make rentals a great property investment. District XII, although a prestigious neighborhood, already has an overabundance of new apartments so would not make a very good investment, specifically for short term. The southern suburbs of Buda have a high demand for good, but not overly priced, 4 to 5 bedroom homes. Although the capital appreciation is not as high for newly builts as for already built apartments, they are still a great property investment. District VI is the cultural part of Budapest and offers Andrassy Avenue, the most beautiful Boulevard in Budapest. It has a lot of social spots here and property investments near Ring Road are great investments. You can expect to pay around Euro 1,000 to Euro 3,000 per square meter. District IX is a trendy neighborhood with a lot of renovation going on, making it an excellent property investment.

If you can find cheap properties in areas that may be shabby now but are being renovated, you'll make a great capital gain in Hungary property. By purchasing now when it's cheap, you'll be capitalizing on the gain when the renovations are complete. This type of property investment is great for the foreign investor looking for a long-term gain.
